Only one scene in this one. It's with Jane.
The ambiance that's set up is quite nice for a halloween story so maybe don't speedrun this one and try and discover by yourself first, I'll pose the whole solution later if needeed.

You must be reassuring and nice in your first interractions, go with them on a trip, be amazed by the well, explore when you're left alone at the well. When you go back home, visit the room, then go talk to the girls, to ashley first. Listen to her, refuse to call Selena.
At some point you then go back in your rooms and have interactions with Jane, that's when you're supposed to seal the deal and have the sex scene( first listen to her, then tease her).
